So why test for mold?

Due to clear conflict of interest issues, over 30 states have made it illegal for cleaning and restoration companies to sample and complete mold clearance tests on their own work. Because Michigan has no mold laws, many Michigan restoration companies do sampling before and after cleaning. SERVPRO of Manistee, Ludington, and Cadillac gets asked to sample homes and businesses on a regular basis and we always explain why it is probably a bad idea. Other than the possible conflict of interest issues, most of the time it does not make any sense to sample. Most mold evaluations can be done by using moisture meters, IR cameras, and visible inspections. If you see visible mold, spend your money on removing it. It really doesn't matter what type of mold you have, you need to address the water issue that caused the mold and then remove the mold.
So why test? If litigation is possible sometimes you may need proof that mold exists. A landlord may refuse to believe mold is present without testing. Remember, to be admissible in court, the samples should be taken by an independent third party. Samples taken by a cleaning company or someone who has an interest in the outcome usually will not be allowed as evidence. Another reason for sampling can occur if someone is getting sick and the doctor requires it to help with diagnosis or treatment. Sometimes proof is needed that the cleaning was successful and the home is safe to reoccupy.
